Example for buying an apartment in holiday home “Bulgarian Rose Gardens”
(in case if the customer doesn’t live in Bulgaria and isn’t able to come in Pomorie to sign the contracts)

1 Preliminary negotiations
1. The Potential owner tells the Bulgarian Rose Gardens Consultant about his wishes to become an owner of the apartment.
2. The Bulgarian Rose Gardens Consultant sends to the Potential owner a “preliminary contract”, an “annex to the preliminary contract” and a list with the apartments which are available at the present moment with their prices.
3. The Potential owner chooses an apartment, coordinates its price and informs the Bulgarian Rose Gardens Consultant of their wish to own an apartment … for price …
At this stage all negotiations are led through the phone or Е-mail.
2 Reservations
1. The Bulgarian Rose Gardens Consultant sends to the client’s address “Reservation contract” with an indication of the number of the apartment and it's price.
2. The Client transfers 1000 euro in the bank account of “Bulgarian Rose Gardens” JSC, which is indicated in the “Reservation contract”, to reserve the selected apartment.
3. The Client sends to the Bulgarian Rose Gardens Consultant a copy of the document which confirms the payment for the reservation via e-mail.

3 Enter into a preliminary contract
1. After we receive the bank transfer for the reservation – 1000 euro in the bank account of “Eurocapital-Bulgaria” JSC, the Bulgarian Rose Gardens Consultant notifies the Client that the money has been received (in case of bank delay).
2. After this the Bulgarian Rose Gardens Consultant prepares in duplicates the “Reservation contract”, the “Preliminary contract”, the “annex to the preliminary contract” and the other necessary documents.
3. The Bulgarian Rose Gardens Consultant signs, certifies with a stamp and sends to the Client’s address the duplicated documents.
4. The Client signs the received documents, takes one of the copies and the other copy of each document sends to the Seller’s mail address.

5. After the documents are signed by both sides and certified with a stamp, the client has to transfer the first payment (30%) according to the contract.
